Pick your three priorities before picking a neighborhood: daily commute, home style, and how you spend your free time. Decide what you’ll trade for each—space, proximity, privacy, or upkeep.

The same budget can mean different property types in different areas. Compare current options rather than assuming the same budget buys the same home everywhere.

02Make your scouting visit count+

Visit a focused set of areas instead of driving the entire metro. Walk nearby streets, try the routes you expect to use, and see the surroundings at different times of day.

If golf is central to your move, contact clubs directly about access, membership availability, and current fees before building a home search around them.

03Compare the full cost of ownership+

Look beyond the asking price. Review property taxes, insurance quotes, HOA dues, special assessments, utilities, and anticipated maintenance for the actual property.

For condos, examine HOA documents and reserves. For detached homes, understand the age and condition of major systems and the scope of past renovations.

04Plan an out-of-state purchase+

Work backward from your move date. Discuss financing or proof of funds, showing arrangements, inspection scheduling, and any existing-home sale that affects your timing.

Ask about live video tours and what they should cover: the street, surroundings, storage, natural light, and details listing photos can miss. Confirm remote signing options with your lender and title company.
